Almost entirely two-story stucco with tile roofs, built to a handful of repeating floor plans. Most homes have a two-story entry window and a rear lanai wall of sliders. The second-story glass is consistently out of reach from the ground without proper equipment.
Why glass gets dirty in Westchase
Irrigation is the issue that defines Westchase, and it is genuinely different from the salt problem in South Tampa. Community and lawn sprinklers run on a fixed schedule and throw hard, mineral-rich water directly onto the lower half of the house several times a week. As it evaporates in the sun it leaves calcium and magnesium behind, and that deposit builds in layers. Left long enough it stops being a film and starts etching into the glass surface itself, at which point cleaning will not fully restore it. This is the single most common thing we get called about in Westchase, and it is also the most preventable.
