West-facing waterfront glass is the hardest combination in Tampa to keep clean. Salt comes off the bay on the afternoon sea breeze and lands on glass that has been in direct sun all day, so it dries on contact instead of sitting as droplets. That baked-on layer is far more stubborn than the same salt would be on a shaded elevation. Canal-front homes also deal with brackish irrigation spray at ground level, which leaves a mineral ring on the lower third of the sliders. Those bottom panels almost always need more work than the ones above them.
