Almost entirely newer construction, the majority built since 2000 and much of it since 2015. Two-story production homes dominate, with tall entry glass, rear slider walls, and lanai enclosures repeating across most of the subdivisions.

Why glass gets dirty in Riverview

Riverview combines a construction-dust problem with a young-landscape problem, and the two make each other worse. Actively building phases put fine mineral particulate into the air, and because the surrounding subdivisions have young trees and thin canopy there is very little to break the wind or slow the dust before it reaches the glass. Newly sodded lawns on sandy fill also contribute a continuous load of loose sand at ground level that sprinklers then throw onto the lower windows. The result is that the bottom third of the glass and the tracks below it get significantly dirtier than the upper panes, and the tracks pack with sand faster here than anywhere else we work. Track detailing is not an upsell in Riverview, it is usually the thing that actually needs doing.
